The fight against illegal construction.
The inspectors of the General Directorate for Territorial Planning of the Ministry of Public Works, accompanied by agents of the Autonomous Police, the Civil Guard and technicians summoned to cut off service supplies, have stopped the illegal subdivision of natural land large rustic house in San Roque (Cádiz).
The events, investigated as a result of a complaint by the Civil Guard, took place in the area known as Albarracín, on rustic land located to the north of the municipal area, causing a great environmental and territorial impact in the area.
The previous actions carried out by the Urban Planning inspectors verified the division of the original parent plot into up to 87 lots or sub-plots, which were being fenced around the perimeter with mesh and/or concrete block walls. Some even already have metal gates for the entrance of vehicles.
From the inspection reports and the technical reports issued prior to the forceful sealing operation carried out, the urban nature of the illegal subdivision is clear, with an interior road with general access to all the lots inside the subdivision, with minor access branches to each of the lots, infrastructure networks, perimeter fencing, construction of masonry and prefabricated buildings that have a recreational and/or residential use, as well as a multitude of auxiliary elements (pergolas, parasols, caravans, booths , containers, swimming pools, etc.). Previously, the promoters would have proceeded to remove the pre-existing vegetation cover.
Due to the size of the plotting process detected, the Land Planning and Urban Planning Inspection has flown over the area with drones, a frequent practice in the team of inspectors of the Ministry in this type of large plots.
The scale of the operation and the number of owners involved, almost a hundred, has required the inspectors to divide the sealing work into two days in order to inform each of the interested parties individually about the procedure. Likewise, it has been communicated to all those present that breaking the seal can lead not only to an administrative sanction, but also to criminal consequences, since the collaboration of the Autonomous Administration with the Public Prosecutor is continuous and, therefore, could be incurred in crime of disobedience in competition with crimes on land use planning and urban planning.
This police action is the second in less than a week launched by the Junta de Andalucía, firm in the purpose of stopping illegal growth in the Andalusian territory.
For these cases and for many other things, smart buyers should use a legally established agency for their purchases, up to date with the public treasury and social security, and with their experience and documentation, to avoid problems like these for their clients.
